JSOnline: Riverwest apartments to be sold as condos
Another apartment building goes condo!This time it will happen to a nine-story apartment building located on North Humboldt in Milwaukee's Riverwest neighborhood. One-bedroom condominium units will start at $66,000 on the ground floor and top off at $102,000 on the top floor. As I indicated in the last edition of my newsletter, one of the biggest reasons why so many apartments are being converted into condominiums is a result of historically low long-term mortgage rates. Developers are trying to keep up with a record number of first-time homebuyers who are converting nondeductible rent payments into deductible mortgage interest and real estate tax payments. Other recently publicized conversions include the Landmark on the Lake and The Blatz Apartments. Tom Daykin of the Milwaukee Journal Sentinel writes more about this conversion project.

Finally...Good news for student housing!
Pending environmental studies and federal approval, developers are planning to build a six-story, 470-bed student apartment building located on North Avenue near the Milwaukee River. This comes during a time of numerous conversions from apartments to condominiums. The target group for this development is University of Wisconsin-Milwaukee (UWM) students. Between this new development and the new Kenilworth Building located near Kenilworth and Prospect Avenue, UWMs student housing capacity will be approximately 3,100 students. The Business Journal of Milwaukee: Building boom creates worker shortage
The $5 billion of power plant, hospital, and office construction planned over the next several years is to blame for the recent concern of worker shortages. The problem is that too many new projects are occurring at the same time. Most notable projects are the Marquette Interchange project, the coal power plant being built in Oak Creek, Manpower's headquarters along the Milwaukee River in downtown Milwaukee, Harley Davidson Museum located in the Menomonee River Valley, Columbia-St. Mary's expansion located on Milwaukee's Eastside, along with several smaller mixed-use condominiums and hotel projects. One obvious solution to this shortage is for contractors and union groups to recruit more young, talented workers to fill these vacancies. The latest trend in real estate is to convert existing apartment buildings into affordable condominiums. Investors prefer to purchase existing apartments because there is less risk involved versus purchasing vacant land and building a new structure. Mortgage rates are also fueling this conversion trend. Low mortgage rates have leveled the playing field. Many renters are now able to match what they're paying in rent to a monthly mortgage payment. In addition, many first-time home buyers are now experiencing the advantages of owning their own home - building equity and additional income tax deductions. The museum will be located near South 6th Street and Canal Street in the Menomonee River Valley.
