JSOnline: Economic downturn dooms Park East development

Chicago developer, Richard Curto of RSC & Associates, has cancelled one of two proposals planned for the Park East which would have created a housing, retail, and entertainment complex. The reason? According to Curto, the economic slowdown, specifically in the retail industry, has made it difficult for many of the Park East developments to break ground. On top of that, the slowdown in the condo market hasn’t helped either. Finally, commercial lenders have also cut back on the number of loans for large real estate developments.

RSC was proposing to build 175 residential units and 185,000 square feet of commercial space in the empty parcel bordered by Milwaukee, Broadway, Lyon, and Ogden.


RSC is still hopeful that their other proposal in the Park East will move forward. Curto is planning to build a 122-room Hyatt Place hotel and a 102-room Hyatt Summerfield Suites on a parcel bordered by Milwaukee, Jefferson, Lyon, and Ogden.


RSC is not the only real estate developer feeling frustrated about this sluggish economy. Robert Ruvin of Ruvin Development has two developments that have been delayed – Aloft and The Residences of Hotel Palomar. However, Ruvin is optimistic that both of these developments will break ground in 2008. The sales team of The Residences of Hotel Palomar has been quite busy. Unlike most newly-constructed developments, Palomar is by-passing the reservation stage and going straight to contract with the sale of their high-end condominiums.


Ruvin was hoping to break ground on his six-story, 160-room Aloft hotel (managed by Starwood Hotels) on a parcel bordered by the Milwaukee River, Old World Third Street, McKinley and Juneau by this past summer. Although there hasn’t been any work done on the site, it appears that work will begin before the end of the year.

The Business Journal of Milwaukee: Developers moving ahead on Milwaukee condos

After reading several articles about the depressed housing market and the sluggish economy, it is refreshing to read an article about a promising development called Urban Address.

Blair Williams, Elan Peltz, and Mark Peters are co-owners of Urban Address, a six-unit, newly-constructed building located at 1530 North Jackson Street.


Unlike the “large box” condominium developments that appeal to the masses, their approach is based on offering personal services that will enable buyers to customize their homes. Part of the Urban Address experience includes ten hours of design time with one of the principals, Mark Peters, who is also a principal of a Chicago-based architectural firm.


Urban Address features three spacious floor plans: one-bedroom floor plans (ranging from 1,000 to 1,400 square feet), two-bedroom floor plans (over 1,800 square feet), and one two-bedroom plus den floor plan (2,000 square feet). Personalized condominiums start at $300,000.


I find Urban Address’s business model refreshing. It is much smaller in scale than most downtown condominium developments which will appeal to those buyers who want a home built around their needs and wants instead of owners having to adapt to the building. There is something to be said for smaller buildings that are integrated with downtown area neighborhoods.

The Business Journal of Milwaukee: BC Pabst Holdings acquires second Brewery building

Joseph Zilber, owner and developer of The Brewery, has been very busy cleaning up the site of the former Pabst Brewery. Buildings have been razed to make room for much needed infrastructure. The exterior of many buildings have been cleaned to show off the beautiful Cream-City brick which has been used for many of the similar-aged buildings throughout downtown Milwaukee. Zilber has also been busy selling off real estate within The Brewery.

In June 2008, BC Pabst Holdings purchased the three-story building that originally housed the Pabst research lab. Earlier this year, they purchased the Pabst wagon room and paint shop. BC Pabst Holdings now owns 42,000 square feet of underutilized real estate within this grand development.


BC Pabst Holdings is owned by former
Green Bay Packers tight end Mark Chmura, his brother, Matt Chmura, and Sonny Bando, the son of former Milwaukee Brewer general manager and player Sal Bando. This real estate partnership owns several other buildings throughout downtown Milwaukee.

The Business Journal of Milwaukee: Millions needed to finish First Place

Court-appointed receiver Michael Polsky, a Milwaukee attorney, has been assigned to manage the financial woes of First Place on the River. Since First Place went into receivership earlier this year, the condominium development spent nearly $7 million, with the majority going to contractors who had either filed liens against the development or sued the development for payment.

According to Polsky, First Place needs another $18.2 million before it can be properly completed. This request for additional funds will help pay for completing the condominium units, installing a marina, marketing, and paying required real estate taxes.


The Mandel Group of Milwaukee was named in May to assist in the completion of the condominium development, marketing and sales of the condominium units, as well as manage the condominium association.


According to Rick Kirchen, writer for The Business Journal of Milwaukee, it sounds like Mandel has yet to begin any work. The article mentions that once the development is complete, Polsky can move forward with his plan to hire the Mandel Group to manage First Place. It has been reported that First Place was 90 percent complete when it went into receivership.

According to Polsky’s plan, the best outcome would result in all of the financial backers to recover 75 percent of the $56 million owed them by the development.


Other creditors involved in First Place do not agree with Polsky’s decisions regarding the treatment of satisfying the development’s outstanding debts. According to the article, AnchorBank, the lead bank for First Place, would have priority position for having their position restored prior to the other creditors receiving payment.
