The Business Journal of Milwaukee: Wisconsin Avenue hotel, retail project takes step forward

Sixteen months ago The Ghazi Company of Charlotte, North Carolina, first proposed a multi-use development for the vacant lot along West Wisconsin Avenue between North Fourth and North Fifth Streets.

Sixteen months later, Ghazi announced their $200 million project called Catalyst. Catalyst is a 31-story proposed hotel, retail and residential development.

As part of this project, Ghazi will also acquire the 700-car Boston Store parking structure from Wispark L.L.C. on the southeast corner of North Fourth and West Michigan streets. They have already agreed to acquire the vacant 2-acre parking lot along West Wisconsin Avenue between North Fourth and North Fifth streets for $1 from the city.

Ghazi Co. has letters of intent from half a dozen restaurants and nightclubs interested in leasing space in the project's 150,000 square feet of retail and entertainment areas. They are also negotiating with more than half a dozen retailers.

In addition to a hotel, retail and entertainment space, Catalyst will also include an estimated 200 units of condominiums and apartments.

The Milwaukee Journal Sentinel: Investors buying old Pabst building - Complex's exposure to I-43 hailed as draw for prospective tenants

The Brewery, formerly known as the Pabst Brewery, has recently announced the latest project to be added to its 21-acre property. A local investors group is buying a three-story building which it plans to convert it into office space. The 29,200-square-foot former Pabst research lab will be sold to BC Pabst Holdings. Their acquisition overlooks Interstate-43 and includes a 1,200-square-foot penthouse that could be converted into a conference center.

  • Pabst owner Joseph Zilber began doing environmental cleanup at the former brewery in January
  • Madison-based Gorman & Co.'s plans to convert the 138,000-square-foot former keg house into the 92-unit Blue Ribbon Loft Apartments
  • Conversion of the 55,000-square-foot former boiler house into offices
  • 4,000 square feet for Albion Group Architects
  • Sale of a 14,000-square-foot building to the owners of Urban Sense, an upscale flower shop
  • Zilber and Chicago developer Francis Yip purchased a 237,000-square-foot warehouse building. They plan to convert this space into the Milwaukee International Trade Center. This office building will house Chinese businesses that would sell their products to U.S. companies.

The Business Journal of Milwaukee: Beneath the surface of the Park East corridor - Developers contend with environmental, infrastructure issues

Since the Park East freeway was torn down in the late 1990s, city and county officials, as well as real estate developers have been the target of intense scrutiny and criticism. One of the heated issues is why it is taking so long to develop the Park East corridor.

When real estate investors purchased available parcels in the corridor, they believed the 64 acres were ready for development. Unfortunately, during their archeological digs, what they are uncovering is the reason for the delays. And what they are finding under the surface has resulted in huge expenditures and delays.

The biggest obstacles include foundations to the freeway pillars (which are still intact underneath the land where the freeway once stood), unused Milwaukee Metropolitan Sewerage District sewer lines, and environmental and other infrastructure issues.

Business Journal of Milwaukee: 'Ugly' buildings don't scare Kendall Breunig - Architectural engineer sees the potential in abandoned, old structures

Meet Kendall Breunig. Breunig is a principal of Sunset Investors and president of Breunig Engineering. As an architectural engineer, he is responsible for improving the look of underused, unappreciated buildings. His resume includes the Commission House Condominiums in the Historic Third Ward as well as his latest project, Pritzlaff Hardware Co. site.

The Hack/Pritzlaff building which is located on the corner of West Saint Paul and North Plankinton avenues is a $40 million renovation project. Sunset bought the building in 2005 for $3 million.

The Hack/Pritzlaff site will consist of 40,000 square feet of first-floor retail, 75,000 square feet of office and 80 apartments.

Sunset Investors is also renovating 83,000 square feet of office space on the third and fifth floors of the Plankinton Building above The Shops of Grand Avenue.
