Money Saving Tip:

If you are in need of a two-bedroom unit, you may want to look for one-bedroom units that feature a den. In some cases, the size of the den is equivalent to the size of a bedroom. The following associations feature this floor plan – priced below $250,000:

  • River Renaissance (Third Ward): Six units are available - $235,000-242,000
  • 601 Lofts (East Side): Two units – both priced at $246,900

Note: There is no clear universal legal definition of a bedroom and a den. Each municipality defines the type of rooms that are appropriate as bedrooms and dens. Most real estate professionals define a bedroom as a room which contains: (1) at least one exterior window, (2) at least one closet, and (3) at least one door that can protect the occupant of the room in case of fire. However, some of the lines between a den and a bedroom are frequently blurred (especially in the case of lofted condominium units). At the end of the day, it comes down to the occupant's intention for utilizing a room. Therefore, be sure you are comfortable allowing an occupant to sleep in a room that doesn't feature any or all of the above features.
